Additional Living Expense (ALE) coverage pays for temporary housing when your home is uninhabitable due to a covered loss.

What Your Policy Covers

Most homeowners and renters insurance policies include ALE coverage, typically set at 20% of your dwelling coverage. This pays for the difference between your normal living costs and the increased expenses of living elsewhere while your home is repaired.

How quickly can you place a displaced family? +

Do you bill insurance companies directly? +
Yes. We bill the insurance carrier, TPA, or ALE management company directly. We provide itemized monthly invoices with all documentation needed for the claim file. For qualifying claims, policyholders typically have zero out-of-pocket housing costs. Out-of-pocket expenses may only occur if you exceed your policy limits or request upgrades not covered by your policy.
What exactly does ALE coverage pay for? +
Additional Living Expense (ALE) coverage reimburses the increase in living costs when your home is uninhabitable due to a covered loss. This typically includes temporary furnished housing, increased food costs when you lack a kitchen, extra transportation to work and school, pet boarding, storage fees for your belongings, and laundry or utility costs above your normal expenses. ALE is usually set at 20-30% of your dwelling coverage. For example, if your dwelling coverage is $500,000, you may have $100,000-$150,000 available for temporary living expenses.
What qualifies my home as "uninhabitable"? +
A home is considered uninhabitable if living there poses a health, safety, or security risk, or if the dwelling lacks essential services like water, electricity, heating/cooling, or a functioning kitchen and bathroom. This includes structural damage from fire or earthquake, extensive water or mold damage, smoke contamination, or a government evacuation order. Minor cosmetic damage usually does not qualify. Your insurance adjuster will make the official determination.
How long can I stay in temporary housing? +
You can stay as long as your home is uninhabitable and your policy's ALE benefits provide coverage. Most policies allow 12-24 months, depending on your insurer. In California, after a declared state of emergency, policyholders have ALE coverage for a minimum of 24 months, plus an extension of 12 months if there are reconstruction delays. Our leases are month-to-month, so extensions and early terminations are handled flexibly.
Will I have to pay anything out of pocket? +
In most cases, no. Because we bill your insurance provider directly and our rates are within standard ALE guidelines, policyholders typically pay nothing out of pocket for housing. Costs may only arise if you exceed your ALE policy limits or request amenities beyond what your coverage allows. We track your ALE balance throughout your stay and notify you and your adjuster well before any limits are approached.
Are your apartments pet-friendly? +
Many of our units accept pets. Let us know about your animals when submitting a request and we'll match you with a pet-friendly apartment. Having your pets with you in a furnished apartment avoids costly boarding fees that would otherwise reduce your available ALE coverage. If pet-friendly units aren't available in your preferred neighborhood, we'll work to find the closest option.
Can my family stay near our school and workplace? +
That's our priority. With apartments across 12 LA neighborhoods, we work to keep families near their schools, workplaces, and community. Your ALE policy entitles you to housing reasonably close to your original home, and we customize every search around your family's specific needs, including school districts, commute routes, and medical facilities.
What if my insurance claim is denied or delayed? +
If your claim is denied, you may become responsible for housing costs. We recommend confirming your ALE coverage with your adjuster before moving in. If there are delays in claim processing, we can work with your adjuster to provide documentation supporting your need for temporary housing. In California, insurers must respond to ALE claims promptly. If you believe your claim was unfairly denied, you have the right to appeal with your insurer or file a complaint with the California Department of Insurance at (800) 927-4357.
Can I bring my own furniture into the apartment? +
No. Our apartments are fully furnished and move-in ready with everything you need, from sofas and beds to kitchen essentials and linens. We don't allow personal furniture to be moved in, as the units are designed to be ready for the next family after your stay. If you need to store your furniture during repairs, storage fees are typically reimbursable under your ALE coverage. Keep your receipts and coordinate with your adjuster.
What do I need to bring when I move in? +
Just your suitcase. Every apartment comes fully furnished with furniture, bedding, towels, kitchen essentials, cookware, Wi-Fi, smart TV, and all utilities included. We stock starter supplies so you're comfortable from night one. Keep receipts for any personal items you need to purchase during displacement, as these may be reimbursable under your ALE coverage.
